Who Can Apply?

• LLC Details — If you’re applying through an LLC:
o It must be a U.S.-based company in good standing
o Owned by natural persons (no trusts or other businesses)
o Applicants/guarantors must own at least 25% of the LLC and have clear signing authority.

To help ensure success, we look at a few key areas:

Valuation and Inspection Requirements

For loan amounts under $400,000, an Automated Valuation Model (AVM) will be used to assess the property’s value, and a Property Condition Inspection (PCI) will be conducted prior to disbursement.

For loan amounts over $400,000, a property appraisal—either hybrid or full, depending on the property type—will be required.

Reserves:

You’ll need enough in liquid reserves to meet minimum requirements, verified quickly and securely via Plaid.

DSCR (Debt Service Coverage Ratio):

This is how we measure whether the property pays for itself. We compare gross rental income to monthly expenses like your loan payment, taxes, insurance, and HOA (if any).

Clean Credit History:

o No recent mortgage lates (past 6 months)
o No large non-medical collections (over $500)
o No bankruptcies or foreclosures in the last 5 years

Loan-to-Value (LTV):

Based on your credit and experience:
o Up to 80% LTV for experienced investors with excellent credit
o Up to 75% LTV for new investors with excellent credit
